The sequence
Phase by phase
Phase 0
Month 1
Kickoff and access
GOAL: EVERYTHING IN YOUR NAMES, ONE WEBSITE
- Your answers page filled in
- Manager access to Instagram and your Facebook business page through Meta Business Suite, never passwords
- Everything runs through your business page, not your personal Facebook profile
- One website picked for every bio and link
- A YouTube channel in your name, with us added as a manager
- Us added as a contributor on your Squarespace website
- Who approves the quarter's plan, and how fast
Phase 1
Month 1
Setup: the front doors
GOAL: EVERY PROFILE POINTS TO YOUR WEBSITE
- Your website added to your Instagram bio links
- Your website at the top of your Linktree
- Your Facebook page's About section checked so the website and phone numbers match
- Your Zillow, Realtor.com and Homes.com profiles pointed at your website
- One phone number everywhere. Homes.com shows a different number than your Google profile
- Review sites like Angi and Birdeye pointed at your website too
- A short list of recent clients to ask for reviews on Zillow and those sites
- Website fixes: page titles, descriptions, headings, photo descriptions, a tap-to-call number and the right Instagram link
- Your feed cleaned up and the first shoot day planned with you
Phase 2
By Dec 18
The first shoot day
GOAL: FOUR TO SIX HOURS, AS MUCH CONTENT AS THE DAY ALLOWS
- Stops picked with you: active listings with the seller's OK, your office, around town
- At each house, one bit and one walkthrough, picked from the ideas in the shoot plan
- B-roll of every house for the listing Reel now and the just-sold post later
- One quick area clip in the nearest town
- The quarter's three YouTube videos, filmed the same day
Phase 3
After the shoot day
The release schedule
GOAL: LISTING REELS WHILE THE HOUSES ARE ON THE MARKET
- Each listing Reel goes up while the house is still for sale
- Lifestyle bits and area clips in between
- Weekly feed work on each platform: timing, hooks, captions and comments
- Just-sold posts when a filmed listing closes
- Three YouTube videos edited and posted, with Shorts cut from them
Phase 4
Rest of the quarter
The rest of the quarter
GOAL: A STEADY RELEASE FROM ONE SHOOT DAY
- Listing Reels, bits and area clips from the shoot day, released on the schedule
- Just-sold posts as filmed listings close
- Two new website pages, approved by you, with each YouTube video on a matching page
- An extra shoot day only if a busy month calls for one
Phase 5
3 to 4 weeks before the quarter ends
The quarter review
GOAL: KEEP WHAT WORKS, DROP WHAT DOESN'T
- A look back at the last 90 days: what posted, how each piece did against your own typical views, and where we stand
- Next quarter's shoot day and ideas, picked from what worked
- The first buyer story on the next shoot day, and I will be the first one
- The scoreboard is your own typical views per Reel. Follower count is not the target
Why this order: the links come first, so the people who find you through a Reel can get to your website. Then the camera comes out wherever the day gives us the most: the listings you have on the market, your office, around town.
Before the first shoot day
The kickoff checklist
A shoot day pays off when the houses, the people and the permissions are lined up before the camera comes out. Most of this comes from your answers page.
1Access
Who signs in, never with passwords
2Where we film
What day one covers
3People
Who is on camera, and how they want to be named
4Schedule
When it all happens
Month one is setup, and the first shoot day can be any time before December 18. A late start on access shifts the dates, not the order.
