This is a full read of every page the association publishes, plus sixty six builder associations across the country measured the same way. It is not a list of failures. Nearly every point on the board is a publishing problem, not a building problem.
Digital presence scored across six categories, ten points each. This measures what has been built online so far. It says nothing about the quality of the association, the work its members do, or the value of being in the room.
This is the most expensive thing in the audit and the fastest to fix. The home show is the only program listed on your Form 990, at $60,000 of a $216,000 expense base.
poconobuilders.org/home-show-exhibitors/ returns a 404 and still ranks in the top ten for "Pocono home show 2026". A second dead page, /meet-the-exhibitors/, is also indexed. An exhibitor who searches for you and clicks the obvious result hits nothing.
/home-show/ and /home-show-attendees/ are both excluded from page-sitemap.xml. The attendee page is also missing from the nav, so it is reachable only through Google, where it still promises the "2022-2023 edition" of the directory.
poconomountains.com/listing/pocono-builders-association/899/ ranks first for "builders association Poconos". Fetched twice: the listing block carries no address, no phone, no email and no website link. The only contact details on the page belong to the Visitors Bureau.
The Visitors Bureau event page lists the show contact phone as (570) 844-2001. That is the Visitors Bureau's own number, not the association's. It sits on the highest traffic third party page your event appears on.
Worth saying before the list of defects, because there is a real inventory here and most of it is stronger than the associations this was benchmarked against.
Board meetings, three standing committees, a 16 season golf league, a summer mixer, a sporting clays shoot, an awards gala and a home show. That is a content calendar most associations would have to invent.
150 to 180 service categories with text search, A to Z and a radius filter out to 100 miles. The infrastructure is good. It is being used as a phone book.
Digital flipbooks confirmed live for 2019, 2020, 2021, 2022, 2025 and 2026, plus the 2025 All Star Magazine. A sponsor funded publication franchise already exists and already works.
Member Speak: Building a Solid Foundation. Only about eight local or state builder associations in the entire country were found to run a podcast. You are one of them.
If there is one thing in this audit worth acting on, it is this. It is not a new program, a new budget line or a new shoot. It is a filing cabinet.
The Builder and Trade Professional Awards began in 1980. Per your own entry rules on the awards portal, every single submission must include a minimum of seven and a maximum of sixteen photographs, exterior and interior, plus a narrative of up to 250 words, a layout or floor plan and a specifications summary. Entry costs $240 and includes a dinner seat.
So each year, member builders pay you to hand over professional photography and written copy about finished Pocono homes. That material is judged, projected once at a November dinner, and filed. Nothing is published.
One winner case study a week is a full year of posts that costs nothing to produce, because the photography is shot, the copy is written and the builder already submitted it voluntarily. Add one release checkbox to the entry form and the archive becomes publishable in perpetuity.

Every item below was fetched on 29 July 2026 across poconobuilders.org and its three subdomains. Sixteen pages exist on the WordPress site. Five of them are junk.
Live, public and listed in the sitemap. The H1 is correct and everything under it is placeholder text.
Membership Application
Place introduction text here
Partim orba seductaque.../growthzone-template/ has been live since 6 January 2025. The H1, the body and the meta description are all unrendered placeholders.
H1: #MICRONET_HEADING#
Body: #MICRONET_CONTENT#/get-involved/ and /consumer-info/ both tell visitors to contact Janet C. Chombok. Every other page, and the Form 990, name Joan Molloy. /consumer-info/ was last edited in September 2025 and still carries the wrong name.
It links to a bare anchor. No committee is named on the page, everything sits behind a PDF. Your own calendar publicly names four: Membership, Events and Education, NEPA EXPO, and the Board.
CommitteesThe page still reads "2024 Scholarship Information" with a deadline of 29 March 2024, and the only download is the 2024 application. The award amounts, $1,000 plus a $500 MCTI co-op award, are not stated on this page at all. They are on the membership application on a different subdomain.
Headed "2024 Golf Tournament at Skytop Lodge Golf Course". No date, no price, no sponsor levels, no photographs. The 2026 tournament date could not be found on any public page.
/member-resources/ was last updated 27 January 2022. Half the resource list is 2020 material: COVID-19 Business Resources, a Coronavirus and Job Safety webinar, PA Labor and Industry construction guidance, and the PA COVID-19 PPE B2B Interchange Directory.
/home-2-copy/ carries the page title "Copy of Home". /fall-tailgate-2020/ still promotes an event on Sunday 18 October with an RSVP deadline of 10/14. The only blog post on the entire site is titled "FALL TAILGATE PART", truncated, with a raw personal Gmail address showing as the public byline.
business.poconobuilders.org loads a GrowthZone page titled "Public Modules - Development Mode" reading "When your site is live and your homepage is defined you will no longer see this page". It is publicly reachable.
The Membership menu points at the 2022 directory. The Consumers menu points at 2025. The homepage points at 2026. A member who follows the Membership menu is handed a four year old buyer's guide with four year old advertisers in it, which is a sponsor problem as much as a web problem.
How the association appears across the directories that feed Google. Everything below was read on the page unless marked otherwise.
(570) 421-9009 everywhere you control. But the Visitors Bureau event page for your own home show lists (570) 844-2001 as the contact, which is the Visitors Bureau's number.
Including two conflicting ZIP+4 codes: your own member portal says 18360-2004, the BBB says 18360-2060. Birdeye prints the suite number twice. Five listings, including Alignable, Cause IQ and ProPublica, carry no street address at all.
pocbldrs@ptd.net is still published on the homepage, the About page, the member portal contact page and the 2026 home show listing, while joan@poconobuilders.org is used on the calendar and the awards portal. You own the domain and are publishing the ISP address.
The page titles on your own site read "Pocono Builder Association", singular, on the homepage, the leadership page and the home show page. Everywhere else it is Builders, plural.

Home - Pocono Builder Association
BBB's record names "Ms. Nicole Foleno and Ms. Janet Campis, Executive Directors". The 990 and the calendar both name Joan Molloy. The BBB record is stale and it is the page carrying your A plus rating.
The site links facebook.com/Pocono.Builders.Assoc. The awards microsite links facebook.com/Poconobuilders. Separately, a Facebook page with the numeric ID 100088632717714, an account created around 2022, is actively posting about the 2026 show. Whose page that is could not be verified, because Facebook blocks automated fetching.
The website links linkedin.com/company/pocono-builders-association. The awards microsite links linkedin.com/in/poconobuilders, which is a personal profile whose title renders as "Pocono Builders Association - Joan Molloy, Executive". Using a personal profile as an organizational identity splits follower growth and is against LinkedIn's own terms.
The Google Business Profile exists. Its Place ID and CID are published by an aggregator, so it is confirmed to be live. It could not be inspected directly, because Google Maps refused every request.
Every one of those members has a reason to say something publicly about the association. Nobody has ever been asked. A single ask at one membership dinner would likely triple the count in a week.
Birdeye files you under Contractors. Yahoo Local says Business Organizations. Yelp's page title says General Contractors. Your actual GBP primary category could not be verified and may be miscategorized, which affects every local search you could appear in.
Five queries, run 29 July 2026. Caveat on provenance: these came from a general web search API returning ranked titles and URLs, not a live Google SERP with ads and a local pack. Treat the ordering as indicative.
| Query | Do you rank | Who owns it |
|---|---|---|
| find a contractor Stroudsburg PA | Not in the top 10 | HomeAdvisor, Procore, Angi, BBB, Yelp, YellowPages, BuildZoom |
| home improvement contractor East Stroudsburg | Not in the top 10 | BBB, Yelp, HomeAdvisor, BuildZoom |
| home builders association Monroe County PA | 9th | A dissolution story about the Home Builders Association of Monroe County, Michigan, ranks first. Carbon Builders, Bucks and Montgomery, and Harrisburg all outrank you. |
| builders association Poconos | 6th | The Visitors Bureau listing with no contact details ranks first, Yelp second, Instagram third |
| Pocono home show 2026 | 3rd, plus four more results | You own this query. The page it lands on is the 2023 one. |
These are built, live and reachable. They have never had anything put in them.
business.poconobuilders.org/news returns "Results: 0". This is what feeds the "Latest News" block on your homepage, which is why that block renders as a bare heading with nothing under it.
Also "Results: 0". A free member benefit, in a trade with a documented labor shortage, sitting empty. Monroe County Career and Technical Institute has a seat on your own 2026 board.
The podcast page contains one embedded promo video and nothing else. No episode titles, no guests, no dates, no descriptions, no RSS feed, no Spotify or Apple links. Episodes were recorded, at least one guest appears on YouTube, and none of it is on the page that carries the show's name.
Member Benefits describes a "monthly publication that is emailed". No web archive exists anywhere. That is twelve pieces of finished writing a year with no search value and no social afterlife.
The Member Benefits page promises networking dinners on the second Wednesday of every month. They do not appear anywhere in the 49 event public calendar. Neither does the 11 November Awards Gala. And not one of the 49 events that are published lists a venue or a price.
This matters because it determines what the content should actually be about. Sources are Census QuickFacts, the Monroe County Planning Commission 2024 Annual Report, the Pocono Mountains Association of Realtors and Keystone Newsroom.
| Measure | Figure | What it means for content |
|---|---|---|
| Population, 2025 | 167,179 | Down 0.7% since 2020. Flat to shrinking, so growth has to come from remodel and replace |
| Owner occupied rate | 80.2% | A homeowner dominated market. Remodeling content will outperform new build content |
| Median home value | $267,600 | Median sale price $300,000 and rising 6.4% year over year |
| New single family permits, 2024 | 192 | Coolbaugh 48, Tobyhanna 32, Polk 20. That is the Pocono Pines and Lake Naomi second home belt |
| Permits in the boroughs, 2024 | Zero | Stroudsburg, East Stroudsburg, Mount Pocono and four other municipalities issued none. Pure remodel markets |
| Building permits, 2025 | 257 | Roughly 30% below the 2021 peak of 370 |
| Tourism spend, Monroe County 2024 | $2.8 billion | 13,636 jobs. Second home owners are the audience nobody is speaking to |
| Short term rentals | ~6,500 active | STR regulation is a live local issue with a published county model ordinance and no owner of the conversation |
Eleven builder association podcasts were measured episode by episode from their public feeds. The finding is counterintuitive and it applies directly to Member Speak.
| Show | Association | Episodes | Latest | Host | Status |
|---|---|---|---|---|---|
| Measure Twice, Cut Once | HAVAN, Vancouver | 93 | 17 Jul 2026 | Paid broadcast professionals | Active, 8 sponsored seasons |
| Utah Valley HBA Podcast | Utah Valley HBA | 108 | 1 Dec 2023 | Volunteer, a working GC | Dead, 32 months |
| HBA BuildCast | Greater Baton Rouge | 31 | 22 Mar 2023 | Staff, after a host change | Dead, 40 months |
| HBA After Hours | Greater Kansas City | 24 | 21 Jul 2026 | The EVP and CEO | Active |
| Building Better | Northwest Michigan | 22 | 18 Jun 2026 | The Executive Officer | Revived after 355 days dark |
| GCBA Builders Spotlight | Gold Coast, Florida | 34 | 13 Jul 2025 | The Executive Officer | Produced but invisible |
| Member Speak | Pocono Builders Association | Not published | Mar 2025 | Association staff | Dark since March 2025 |
Ordered by what it costs against what it returns. Phase one is almost entirely deletion and correction.
Presented as questions rather than guesses. Most of these would be settled in half an hour with access.
Google Maps refused every request. Star rating, primary category, photo count, Posts, Q&A activity and whether the profile is claimed are all unknown. Only the four review count, via Birdeye, is confirmed.
Both platforms block automated fetching. Whether facebook.com/Poconobuilders and facebook.com/Pocono.Builders.Assoc are one page or two also could not be determined.
It is actively promoting the 2026 show. It is not either of the two pages the association links to.
No footfall figure exists in any source, at any point. The association claims "always a sold out event" and "over 100 exhibitors". Press reports vary: 125 exhibitors in one 2022 story, 70 vendors and more than 100 booths in another.
Your calendar says 18 April only. The Visitors Bureau says 18 and 19 April. The state association's listing shows 2025 as 4 to 6 April.
Neither is published anywhere. The last verifiable admission price is $6 cash, from 2022 press coverage.
Episodes exist on YouTube. The podcast page lists none. There is no feed to count from.
Whoever it is has not touched Member Benefits since December 2021 or Member Resources since January 2022.
"More than 120 members strong" comes from the state association's directory page, which still lists a 2020 president. The figure is likely 2020 vintage and may be materially different today.
